Terms and Conditions

Booking

Submitting a booking request through this website does not confirm a booking. We will check availability and, if your dates are available, send you a secure payment link.

Your dates are not held until payment is received in full. A booking is confirmed only once payment has been made and we have sent you a confirmation email.
 

Payment

Full payment is required at the time of booking. Payments are processed securely by Wix Payments. We accept card, Apple Pay and Google Pay.

Rates are per room, per night, and include all guests up to the stated occupancy of that room.
 

Cancellation

Our cancellation terms and conditions are set out in full on our Cancellation Policy page.

Check in and check out

Check in is from 3pm. Check out is by 11am.

We operate self check-in using a lockbox. We will send you your access code before you arrive.
 

Occupancy

Each room has a maximum number of guests, shown on the room page. You may not exceed that number. We reserve the right to refuse entry or end a stay where occupancy limits are exceeded.

Guests must be 18 or over to make a booking.
 

Your stay

Our units are self-catering. No meals or dining services are provided.

Smoking is not permitted anywhere on the premises.

Please treat the property with care. You are responsible for any damage caused during your stay by you or your guests, and we may charge you for the cost of repair or replacement.

Please be considerate of other guests and of our neighbours, particularly at night.
 

Access

The building has stair access only. There is no lift. Please contact us before booking if you have any accessibility requirements so we can tell you whether we can accommodate you.
 

Our liability

We do not accept responsibility for loss or damage to your personal belongings during your stay, except where caused by our negligence.

Nothing in these terms limits your statutory rights as a consumer.
 

Changes and cancellation by us

In rare circumstances we may need to cancel or move a booking, for example due to damage to a unit or circumstances outside our control. If this happens we will contact you as soon as possible and refund you in full.
 

Governing law

These terms are governed by the laws of Ireland.
